  2. Exterior: The exterior of the property, including the siding, windows, doors, appurtenances, walkways, driveways, and drainage systems, will be inspected for any signs of damage, deterioration, water intrusion, or potential issues that may affect the property’s integrity or energy efficiency.
  3. Roofing: The roof covering will be inspected for signs of damage, deterioration, leaks, or inadequate ventilation. The inspector will assess the condition of the roof covering materials, flashings, plumbing vent pipes, skylights, chimneys, gutters and downspouts.
  4. Plumbing: The plumbing system, including visible pipes, fixtures, and drains, will be inspected for leaks, water pressure, drainage, and proper functioning. The inspector will also check for signs of water damage and assess the condition of the water heater.
  5. Electrical: The electrical system will be inspected for safety. This includes checking the electrical panel(s), wiring, outlets, switches, and fixtures for any potential hazards or deficiencies.

Do sellers have to fix everything found during the home inspection process?

It’s important to understand a home inspection is not a to do list for the seller, not everything found during the inspection will be fixed. While minor issues like a cracked floor tile may not require immediate attention, major issues that affect the safety, functionality, or structure of the home should be addressed.

You will receive a digital copy of your written home inspection report the day of the inspection via email.

How much does a home inspection cost?

Can a house fail a home inspection?

A house cannot pass or fail a home inspection. Our job as home inspectors is to provide you with information about the property you intend to purchase. The most important thing to understand with the inspection process is that there is no such thing as a perfect house. We will find issues with the house during the inspection because it is our job to identify structural, mechanical, and safety items. We can only provide information about the home, it is up to you as the purchaser to make your own decisions about the property.

Should I be present during the home inspection?

Yes! It is very important to be present at your home inspection. We will go over and explain the findings to you in simple terms. It is also a great time to ask us questions about the house. The inspection allows you to familiarize yourself with your potential new home!
