What Our Certified Home Inspection Includes…

Roofing
We inspect any visible/accessible roof coverings, materials, skylights, chimneys, vents, flashings, gutters, and downspouts. We evaluate the current condition of these components to verify that they are working as designed or if there are any signs or indications of damage, deterioration, and/or water leakage into the home.

Exterior
We inspect visible/accessible siding and trim, windows, entry doors, decks, balconies, porches, patios, stairways, railings, and garages. We evaluate the current condition of these components to verify they are working as designed or if there are any signs or indications of damage, deterioration, improper construction practices, and/or water leakage.

Interior
We inspect and report on defects of visible/accessible walls, ceilings, a representative amount of accessible windows and interior doors, stairways and railings. We also inspect any accessible attic areas for signs of water leakage, framing damage/deterioration or incorrect construction practices, attic ventilation provisions, as well as insulation coverings.

Foundation and Substructure
We inspect and report on visible and accessible major structural or framing components such as floor joists, main beams, foundation walls, foundation slabs, piers and/or columns, and any other components. We evaluate the condition of all visible and accessible structural components to ensure they are working as designed. Any visible signs of or suspected damage or deterioration will be reported on, as well as any signs of water intrusion into the subgrade areas.

Kitchen
We inspect and report on kitchen plumbing and fixtures, built-in appliances, ventilators, cabinetry, and countertops. We evaluate the appliances for basic functionality and observe the general condition of the cabinetry and countertops.

Heating
We inspect and report on visible and accessible heating system components, such as the general condition/appearance of the boiler or furnace, distribution plumbing or ductwork, exhaust/intake venting, and visible interior fuel storage tanks. We will operate heating systems using normal homeowner controls to verify proper functionality and distribution of heat throughout the house.

Cooling
We inspect and report on visible and accessible central air conditioning or heat pump components such as outdoor units, air handlers, condensate provisions, and distribution ductwork. If weather conditions allow (exterior temperature above 65 degrees F) we will operate the cooling system using normal homeowner controls to inspect for proper system functionality and cooling distribution throughout the house/building.

Electrical
We inspect and report on visible and accessible service, distribution, and sub panels, wiring/conductors, and connected electrical devices. We assess the interior conditions of readily accessible panels if safe. We verify proper operation of a representative number of accessible receptacles, switches, and fixtures. We also inspect for the presence or lack thereof GFCI and/or AFCI devices, and smoke and carbon monoxide detectors.

Plumbing
We inspect and report on visible and accessible water supply piping, heating system distribution piping, waste system piping, water heaters, and plumbing fixtures throughout the house. We assess and note the condition of all visible plumbing, and fixtures such as sinks, toilets, bathtubs, showers, and bidets. Fixtures will be evaluated for function and checked for flow/drainage, leakage, damage, deterioration, or defects. Water heater components (water heater, exhaust/intake venting, gas/fuel/electric lines, safety valve provisions, and containment provisions) will be evaluated and reported on.

Can a house fail a home inspection?
A house cannot pass or fail a home inspection. Our job as home inspectors is to provide you with information about the property you intend to purchase. The most important thing to understand with the inspection process is that there is no such thing as a perfect house. We will find issues with the house during the inspection because it is our job to identify structural, mechanical, and safety items. We can only provide information about the home, it is up to you as the purchaser to make your own decisions about the property.
Do sellers have to fix everything found during the home inspection process?
It’s important to understand a home inspection is not a to do list for the seller, not everything found during the inspection will be fixed. While minor issues like a cracked floor tile may not require immediate attention, major issues that affect the safety, functionality, or structure of the home should be addressed.
